Mr. James Bordonaro:

Your response to the recent Exercising Rights article in the Emporia Gazette by David Farthing troubles me.

To call a person an “idiot” who wants to protect our Freedom, our Bill of Rights and our Constitution is even more troubling.

I happen to know Dave Farthing. He is a good person who cares deeply about our country and its future. Too bad some want to judge people, not Ideas.

And, your recent article in the Kansas Free Press about Stephanie Moore, who wants to work with Republicans, states that she doesn’t enjoy the luxury of being able to “Call out the crazies” on the Right wing which yourself and the other writers on that site have — just shows an ignorant and self centered bias that divides, not unites — and where is that taking us? It truly is better to be thought a fool than to open one’s mouth and show it!

Shame on you. How about finding solutions rather than negative personal judgments. If this is politics — again, shame on you.

I suggest you apologize to Mr. Farthing and perhaps get to know him. You may learn something. Or just maybe, some positive art therapy is in order.

Why pick on Bordonaro when many of the comments that accompanied the Farthing article were also scathing. Maybe there was no name calling, but still, many of us who commented picked out the anti-Obama sentiment hidden in Farthing's words. We're not stupid.

Anyone with even a minimal amount of skill can splice soundbytes together and make a video seem to say anything they want. You do know that, don't you?

If you do know that, I would suggest you find more credible sources for some of the points you are trying to make.

Making outlandish statements and pointing to a youtube video as proof is....well.....have you checked your tin foil hat lately?

If you didn't know that. Now you do.

I agree 100% with fromaglance. The only reason I come to this web page is to read all the nasty things people have to say. It is better then Jerry Springer. Emporia is dead. The people in charge should be charged! They have raped the people. Solution for your budget trouble. FIRE MOST OF THEM. Keep a few of them. Cut your Police force in half. How stupid can you people be? Never mind that was stupid on my part to ask. I have read comments by every one of you. Steve seems to be the smartest person you have in the area, even with that said with some of the things he has posted on other threads makes it clear. There is no hope for you Emporia. Non. I love this web page. It makes me realize how good I have it. We had thought the midwest would be a great venue for an extension to our company. Who ever gets in bed with your dirty mafia style leaders should arm themselfs to the max. I was there for 2 weeks and still can't wash the stink away. What a terrible place. The nicest people there I spoke to are the ones who had nothing. I would have loved to bring my company there just to employ some of those hard working people. But in the real world you can't. A car salesmen for a leader. Mafia style closed door meetings. I truly feel sorry for the poor people of your town. There is no hope. Get out while you can. Run don't walk. This is not a slam on the people of your town. Just the people leading it and the ones who put them there. You're golf course is a joke. The city should not fund it. The poor people of your town need that money for other things. The poor people of your town is the majority of the town. The majority of your police don't care about the people they work for the people with big money. Hired thugs. What an awful place. No future. Get out run. Don't look back.

Sure I would pay money to read this. Because that is how amazed I find myself when I come here. Although with the 675 people I was looking to hire. I feel like more then a few bucks could have been on the line. But after meeting with the people in charge I just felt dirty. Although I did meet a lot of wonderful people on my trip. I had a great time playing disc golf with a group of smart young guys who where having a hard time finding work.

I feel in love with the BBQ in the area. Maryland doesn't have the best BBQ.

It is the leaders that are choking the life out of your town. They don't even try and hide it.

If you felt that I was insulting the general public then I must not have put much thought into my first post. I am sorry for that. I should have been clear in my direction.

I had a great time with the people of your town other then those with the power.

It was awkward. I really felt that at any moment during our meeting. They where going to get out the cards and make me swear a blood oath.

At one point I had to excuse myself to the restroom just to pull my thoughts together. They where trying to sell me on the back room politics and loop holes. When my desire is people and potential. I think the people of Emporia are ready for solid work. With benifits and room to grow.

The point I was trying to make should be clear. With the swine at the top it is impossible to see hope. They don't care about you. They made it crystal clear.

Hey, enjoy your waves. We have waves too, only ours don't disappear at the shoreline. Ours go to filling the breadbaskets of America. Ours make money.

See what you've done? You've attacked us by attacking our leaders. Now those of us who ordinarily argue with each other will attack you instead. It's a small matter of group dynamics, but I don't expect you to understand that. If you did, your company might now be locating here.

Mrmaryland has hit the nail on the head. Our youth are bright and possess much more potential than what our community has to offer. Our leaders are corrupt and lack vision. mrmaryland, you are correct about the people of Emporia; they are hard-working and honest. They always have been. That is what attracted me to this town to begin with.

Attendance at commission meetings is good and when the need arises, people attend in large numbers, come unglued, and they do get things done because I've seen it happen.

You say, "They where trying to sell me on the back room politics and loop holes."

If this is true, then you need to write an article detailing your soiled experience. And I mean details, not just innuendoes as you have been posting today,. Afraid of a lawsuit? There are ways, my friend, to get things done. You should have contacted the editor of the paper or the publisher himself if you were that serious about leveling these accusations. Let the Fourth Estate handle the job. If not, it's all just a case of sour grapes.

No, I'm not Zimmerman as you believe. I am my own person and I work for no one. I ask no quarter, I give none.

One more thing has occurred to me. mrmaryland, you can come to Emporia and open up a business anytime you want. Nothing is stopping you. You don't need to go before the city commission to open a business either. And you don't even need a license, unless of course you were planning to open a tavern or club or strip club.

If indeed your story is true, it sounds like you must have been asking for ridiculous tax breaks and were met by denials. That I can believe. If so, then the commish were acting on behalf of our community.

Of course, if you were indeed a businessman as you say your are, you wouldn't be sitting on a beach being baited by a blog. Real businessmen have better things to do.

I'm glad you aren't coming to Emporia because you don't sound very supportive at all; you sound like a cry baby.

If they are an established company willing to employ people and provide some benefits, who are they to turn that down, and why?
I do not like the RDA's "standards" that have to be met to do business with a company. I also feel that commissioners and city and county leaders should be able to serve on the RDA board. I feel our leaders have lost sight of what the rest of us are doing down here. I wish your company had come here mrmaryland, we really are more hospitable than our leaders portray...

A government grant to fund a not for profit set up by a spouse of a commissioner who is willing to hire friends and family. Maybe an established company who is willing to trade under the table in exchange for the right location and tax break. Or, anyone who is willing to sign a confidentiality agreement in a closed door meeting off the record with the words “Kick” and “Back”. I wonder why our small town hired a city manager that was not from here. Another question is why didn’t the city manager’s home town hire him to manage that place? We do have a lot of Missourians working for the city of Emporia, KS.

While yes, many of us are indeed at odds with the commish and the RDA and do let them know it, it remains a fact that any business that wants to locate here can do so without having the okay of the commission. So why didn't mrmaryland just bring his business here? We certainly have plenty of empty places.

I called the city manager. No such business person has ever been here to inquire or "apply" for doing business. If they have a reason to lie to me, I couldn't tell.

This guy has it in for Emporia law enforcement and whatever authority he may have met while he was here, if he was here at all.

My great sin in all of this is having allowed myself to get baited by this guy who did not have Emporia's people in his interest, that is obvious. All he wanted to do was gritch. Maybe he was interested in kickbacks and didn't receive any. We'll never know. I invited him to go to the newspaper with his story. Think he ever will? I doubt it.

REWBA (anonymous) says...

Even if mrmaryland was making up his business goal story, he is right about the weirdness with how our local government works.

If you recall, the commissioners recently held a public meeting asking for public input regarding the budget shortfall. The public attended the meeting and provided many suggestions to cut spending. The commissioners publicly stated that they were going to implement many of the public suggestions and adjourned the meeting. The next time that the commissioners gathered in a public meeting they proclaimed that they were not making any cuts and decided to spend reserves to continue business as usual. Was there some sort of back room meeting somewhere between the time they stated that they would cut spending and the time they decided not to?

Back during the smoking ban the city attorney pointed out the conflict of interest in the way the whole deal was initiated with the nepotism and personal relationships of the proponents yet the commissioners disagreed saying that that's how things work around here or words to that effect.

Not-for-profit organizations are allowed to intervene in political campaigns without loosing their tax-exempt status too. But that's just how things work around here.

If the average citizen in this town complains about run down properties degrading the value of adjoining properties, nothing much comes from it. But, if a "connected" citizen has a problem with say a frat house in the neighborhood it's safe to say that that house is going to be bulldozed and there will be nothing but a vacant lot on the corner with a for sale sign on it.

mrmaryland wasn't far off in his remarks. That's all I'm saying. OK now I'll relax everything will be alright :-)

August 23, 2010 at 5:14 p.m. ( | suggest removal )

create (anonymous) says...

That wasn't a "frat house" REWBA and you know it. That place was a total disgrace and needed to be razed for what was going on there. I am one of the average citizens who wrote a letter to the city to complain about that property. Believe me, I am not connected.

If mrmaryland wanted so badly to open a business here he didn't have to go to the city for any reason whatsoever. They don't issue licenses unless it's specific to liquor. Anything else can proceed. He wouldn't even have had to attend a meeting or to ask anyone's permission. There's more to all that than meets the eye and we are not getting the entire story if indeed there is one. If anything, his post was nothing more than an act of retaliation for something that went wrong with him if and when he was here.

There's a city commission meeting tomorrow morning. Good place to ask so it's on the public record.

Booker5 is right, the guy is a troll. With the economy the way it is right now, any city in the country would welcome a new business, and that includes Emporia, if the business is on the up and up. Whose word do we have on all this? His? 600 + workers? Yeah, sure.

mrmaryland was way off in his remarks because our local police are not the "thugs" he called them. They do a good job with many budget cuts. What he said was wrong, but if you guys don't want to defend them, I alone will.

Note: I started typing this about 5 hrs. ago when REWBA's 1:20 post was the most recent.
I completely agree with mrmaryland about the motives and actions of the people running this town. Didn't we just go over all of this with the sales tax increase as pertaining to the RDA, aquatic center and golf course? Of course, I also wholeheartedly agree with create in defending our law enforcement officers. *If* he met any and got that impression, it wasn't from our "beat cops". Maybe from the ones up in the political framework, but not the regular officers. I join create in asking mrmaryland to be more forthcoming to the citizens, if in fact, he has the kind of information he says he has. I don't think half of the people in this town realize how control motivated the politics in this town are, and those of us who do are getting overwhelmed and defeated by it in short order. Those of us who want to fight need help from those who have the information that we can't get. mrmaryland, please help us by making the information public. Think of the townspeople that you claim to have met and admired. Think of their children. Many of our citizens need a wake-up call to run as candidates and also to show up and vote. As you have seen here, some of us are trying to get things stirred up in that direction, but we are labeled as negative whiners......even by you who claim to have liked the average Joe's and Jane's you met here. Please help us shed light on the subject with the info that only someone with your alleged experience can. Please! If you won't do that, I will join create in calling you a gold-digger who didn't get the tax breaks and kick-backs he wanted, or just a troll stirring up trouble.

No, I haven't heard about Detroit Diesel, but will certainly join in and think positive thoughts.

Steve, that "frat house" in question was a rundown little frame house that used to be on the corner of 12th Avenue and ??? about two blocks east of ESU. I think it was right at the stop sign on the northeast corner. The lot is empty right now. When that house was there, it was a horrible eyesore. Even the windows were broken and actually falling off, many shingles were missing off the roof, and the front door was really an indoor one. The young students who used to live there would litter the yard with beer cans and bottles. During Christmastime, they would decorate the little tree out in front with beer cans.

O.K. on that "RAT" house at 12th and Exchange. I agree it needed to come down and even the tall grass there looks better than that ole eyesore. There are still a couple of propeties on that block that need to come down. That block would be a perfect location for some nice rentals such as the Haag's or Jamie Sauder have recently built.

On Detroit I had heard that some corporate types were coming in on Wed. for a plant wide meeting. I can't imagine them coming in person to deliver bad news, so let's hope it's news of increased business and more employees.

Years ago, I was one of those people who never voiced my opinion. I wanted people to like me so I stayed quiet, afraid I would say the wrong thing and upset people. I just agreed with whatever was being said. Later I realized that my silence meant I was on the bandwagon with whatever was being said. In other words, I was a sheep, a blank slate where others could write their opinions and I would carry them around with me like some kind of opinion slave.

What an epiphany. Now I state my opinion regardless of whether or not others agree. If my ideas and opinions make me unpopular, so be it. At least I'm not a blank slate.

Just how far north can you go before you run into the Neosho River Flood plain ? Not far !

In case you didn' t know it Emporia is located right smack in the middle of a Flood Plain and situated between two Rivers as well as numereous tributaries of these two Rivers, that also are prone to flood, when the other two rivers flood.

The only not so severe flood plain, is to the West, North West and even those areas do flood occassionaly. And how do you think those rural farm and ranch people would take to being gobbled up or incorporated into one of the most taxed City' s, of its size, in the State ?

How many of you people, were living here in 1951 and remember the great flood of 1951. I remember it well . And can tell you that Emporia was but an island surrounded by flood water.

I know, I know, there are those that will say, " that was 60 years ago and it will never be that bad again," because of all the so called flood control projects that have been built to keep it from happening again .
Well, history does have a way of repeating itself . And man has absolutely no control over natural events, what so ever.

I certainly hope a flood like that of 1951 never happens again . But as I said, man has no control over natural occurring events.

Of course I told him and he stated that he agreed with me and he did not think that a sales tax extension was the best thing to do right now or at least should have been postponed until the state of the economy improved, as the sales tax increase by the State and the local sales tax extension was going to hurt business in Emporia, rather than help anyone. We also discussed the City Budget, but I will not go into that discussion here and now.

And very little commercial passenger service to compete with. You think Emporia Airport can handle that sort of plane? We weren't even in the running without that runway capacity. RDA had nothing to say in that competition

There are really a few things Salina has going for it, that Emporia does/has not.

1. Salina is twice the size of Emporia.
2. It has a larger Municiple Air Port, that will allow/handle somewhat larger planes than the Emporia Municipal Airport .
3. They have/ had a larger tax and jobs base than Emporia, therefore have a larger source of tax revenue to draw from.
4.Estimated median household income in 2008: $42,444 (it was $36,066 in 2000)

The following is Emporia' s,
Estimated median household income in 2008: $36,256 (it was $30,809 in 2000)

And perhaps the RDA decided that Fed Ex was not or would not be the proper fit for Emporia !

methusla (anonymous) says...

And Quack is dead on when he/she says that Fed Ex would definately require a much larger airport and runway system than Emporia has .

But Emporia still has the " best municiple golf course in the State " , according to some, that is. That fact alone should be worth at least a few million dollars in additional revenue and a few thousand jobs ... !

Emporia is like a " Feather weight " boxer wanting or insisting on fighting for the " Heavy weight " boxing championship of the world . He is outclassed and will get beat up every time he tries to compete with the heavier hitter.

The sooner the leaders of Emporia realize that they will not be able to compete with the " real " heavy hitters and start competing in their own weight class and taking care of what they have and not losing what is already here ... the better off Emporia will be .

methusla is right. Debate often time sparks the doers to do. If everyone was out there running around doing, how soon before it becomes chaos?

Congress is set up for debate and that's how things get done --unfortunately it's not always fast enough for some of us.

Some of us do put our opinions in action by volunteering to sit on various advisory boards in Emporia. We don't all sit on the computer and debate.

Some of us go to the commission meetings and make our points like methusla does.

There is great value in debate because it sparks further thought and finally action by those who take those messages sereously and turn them into the bugler's charge.

question : Have you ever been to a Public Budget meeting, " Doing " and put forth your thoughts, " Thinking " to the leaders of the Community on how and where their, " Thinking and doing " should be prioritized and not only consider the " Thoughts and wants " of the so called, self indulgent few, who have proclaimed themselves the only " Thinkers and Doers " that inhabit " Our " community ?

If not, you really should . So you may see first hand exactly how things are done . Because the community leaders do not and will not give any " Thought " as to considering, " Doing " what the " Public " suggests, " Talk " or " Think " .

So you see, the only place the " Public " can " Talk " and express their " Thinking ", is on a public forum, such as this. Because believe me if you are not considered as one of the, so called above average " Public " ... you can " Think " and " Do " all you want and you will get absolutely nowhere.

Sorry for " talking ", I only say what I " think ". I have tried " Doing " , " Thinking " and " Talking " , just to be ignored.

I went to one of those lovely meetings to put my ideas out there for action, only to be told that they had thought of that and didn't like it or that as a liability they didn't want to do those things.
For instance, I asked if they had considered outsourcing the maintenance of parks. They said they had considered outsourcing to private industry in the past for some departments but found it was cheaper for they themselves to do it, however, that cost analysis was done years ago, but they weren't interested in getting a current estimate. It was a very wishy washy answer and they looked uncomfortable that I had asked, so I was wondering how honest they were being. I tried to get something else into action but I don't have the authority to make those decisions, or get someone else to make that decisions.

I really think that the problem with the Public Budget hearings is the fact that hardly anyone shows up to show that more people really care about the way the taxes and the spending have gone or are going. If only more people would go to the meetings, to show the City' s leaders that there is real and genuine concern by the public and taxpayers as to how they are conductiong the City/taxpayer business ... things just might start to change . After all one voice carries some weight and power, but many consolidated voices carry more weight and power and people tend to listen to a consolidated group of voices than just 1,2,6 or a dozen voices .
You see, when only a small few, manage to attend a public meeting, the city leaders and their " puppet masters " think that they have total power and anything goes .

Those in the community that are good and tired of the same old business as usual, need to start making their voices and disatisfaction with the way things have and are being done, heard, any way they can, expecially by making the effort to attend commission meetings and voice their ideas or displeasure, face to face with the people that we as taxpayers and voters hired by way of electing them to their post. We/us, the taxpayers and voters need to remember, that we are the bosses, not those we elected to serve us, the taxpayers and voters and do so, by keeping our best interests as the priority. Their ( Commissioners ) and their friends, family or puppet masters special interests mean nothing compared to the rest of Emporia's citizens, taxpayers and voters best interests . Because, what benefits all of the citizens of Emporia, will also benefit them, in one way or another.

create (anonymous) says...

That's right. You can't just give up. It doesn't work that way.

A couple of years ago, I and one other poster combined efforts to solve what we viewed as a growing problem in our community. This was when the Somali people were here and complaints were many.

While the other poster made an appointment with the city manager and visited with him, I wrote letters to city commissioners. I heard from Bob Agler who was willing to hold a public meeting in order to review problems and answer questions and concerns. An invitation went out on this forum and in the paper itself for that meeting. A very small number showed up. I introduced myself as "create" that night and gave my name.

Despite the small number of people in attendance, Bob Agler listened intently to my concerns, those of fellow poster, and those of some of the people who were there that evening. Bob agreed that a larger meeting was a good idea so he made arrangements. In the meantime, my partner, the other poster, continued to meet with the city manager, asking more questions and making more suggestions about a meeting.

Within a couple of weeks, the larger meeting did take place in the meeting room of the civic auditorium. This time a very large number of people showed up. In fact, many were unable to get in because there was no room and the fire department had to turn people away.

There was a panel made up of commission members, city manager, police chief, sheriff, Somali representatives, Catholic Family Charities of KS City, Lyon Co. Health Dept., Tyson management, Kansas State Social Services from Topeka. The meeting was chaired by the retired city manager of Hutchinson. There was great planning involved.

Each of the entities present was given time to speak. The public also was given 3 minutes at the mike to speak of concerns or ask questions.

Methusla was there; he spoke. Netloafer was there too, and many, many people. There was a huge line. Some were for, some were against; many asked very intelligent questions. Everyone received answers of one kind or another. Some people got hot under the collar. Some prayed. Some maintained their cool. I think the meeting was well worth my efforts. My fellow poster said the same thing. Unfortunately, we were later accused of being the ones responsible for Tyson laying off a huge number of people. Yeah, sure.

What I'm saying here is if you go in the right direction, you can obtain results. But it takes real dedication and doing just one thing won't work.

Oh, create, have you ever really heard of a " temporary " tax hike, especially in Emporia, Kansas, Lyon County or anywhere in the U.S. .
There were expenditures listed in the Budget that could have been taken off or postponed for a while, at least untill the economic climate improved. Such as $ 150,000 traffic signals at Hwy 50 and Industrial Rd., $180,000 enlarge #9 pond at golf course, cutting appropriations to RDA, CVB etc., by 15% as well as a few other items.

However these types of suggestions are and were frowned upon by the City Commission and undoubtedly others .

Emporia and Lyon County are headed for deeper problems and harder times for all, unless something changes and soon.

People who know me, understand that I can be very opinionated and verbal about it. I tell them about the problems in Emporia I see. I have urged them to go to these meetings with me and actually create the stir needed to get things moving in the direction that they also feel we need to head. It upsets me that the people I know aren't motivated enough to act. Apathy is starting to run rampant in not only my parents generation but they have passed it on to mine. Nobody wants to be that person to rock the boat. However that is not the only thing holding them back. It would seem that doing a many number of other things is far more important than such issues as the city budget. When I explain how it affects all of us in harmful ways when we just increasingly pay more and more but seem to get nowhere in way of progress, they ask me why I care. I have also been told that I shouldn't get worked up about it because "that is the way it is" and just suck it up and deal with it.

I do think that somehow those of us on these forums need to start a strong campaign to get better results and action not only from our local governments but from our citizens.

People make fun of the Tea Party, but I think that they are more afraid that perhaps if things get much worse, they are going to be forced to act before we have a total meltdown. I don't want to be a part of the Tea Party, I don't want to be a part of any "party". I do want to be an American citizen who still has the right and ability to tell my government to back off and settle down. It already feels like an "us verses them" game between citizens and the government. I want the "We the People" back...

Hey create and methusla, and whoever else. I was trying to do some figuring on the upcoming tax bill we will all be recieving soon. If I am correct with the school board, rec center, and county mill-levy increases,

the TOTAL INCREASE in mill-levy will be 10.364.

Add that to the 2009 mil-levy of 148.020 and you get a levy of 158.384.

If I take that figure and apply it to my ASSESSED value, my taxes on my home will go up $260.16 this year.

Sure seems like a lot to me considering our sales taxes are keeping property taxes down. I must be figuring something the wrong way.

I did a rough calculation on mine and it looks like it'll be about $150 more. We're very close to being able to say our property taxes have doubled since we've lived here. In addition, I did a rough calculation on the additional sales tax. I used average for two people...including food, clothing, etc. That is going to cost us about $136 more than it did before the sales tax increase.

A couple of years ago I spoke to one of the commissioners about the increases I'd seen in my property taxes. He refused to believe it. I've thought about showing him the 10 year printout of mine, but I don't think it would have mattered.

And now we've got city officials defending this stuff with silly comments like "it could have been worse" or "the public doesn't know that the prices of things are going up."

I hope they have a policy at the courthouse that prohibits officials from walking around with sharp instruments in their hands.

methusla (anonymous) says...

Steve,

If you figure the mil levy increase to be 10.364. You need to take the assessed value of your property and multiply it by .010364 and that will give you how much more you will pay in property tax.

e.g. assessed value $50,000 X .010364 = $518.20 more than before. Or the Simple math would be $10.364 X 50 = $518.20 .

Yes, the Emporia City Commissioners can truley say they have not raised property taxes, themselves . However the County, school board, Rec Center, etc., cannot make that same claim .

And of course the City Commission has absolutely no control or say as to what the County and the school board does, as they go by and are part of a whole seperate entity and rule set . But I am not sure about the Rec Center. I always thought that the Rec Center was part of and governed by the City and the City Commission, but it too may be part of the school district governence . I am not entirely sure.

In any case the sales tax extensions have not and will not be any sort of tax relief, property or otherwise.

Things are going to get so tight in the future that instead of a fart sounding like a " BLLLLAAAAP OR FFFFUUUURT " , it will sound more like a " SSSSSQQQUUUUUEEEEEEELLLLLLLL
! And you may not even want to fart, as it would not surprise me at all to be taxed on that natural occurance also.

Steve, as I said on another thread, I used your number, 10.364 and my taxes will increase about $183.

Netloafer, I'm not surprised that that commissioner you spoke to refused to believe your prop taxes had increased. That's how they justify things, refusal to believe. And you're right, showing it to them on paper wouldn't matter anyhow.
You might get a shrug of the shoulders.

Perhaps the next election will allow us all to vote everyone of these people all the way out once and for all.

Steve

I don' t know what the assessed value of your property is. But given your figure of $260.16 in additional taxes and the figure of 10.364 mil increase, I am guessing that the assessed value of your home is in the neighbor hood of $25,102 dollars . If the assessed value of your property is very much more than, around, $25,102 , then your figure of $260.16 will not be correct, it will be higher.

A Mil is explained as follows,

Three components are calculated to determine your property tax: the actual property value, the base tax rate used to determine “assessed values,” and the tax levies imposed by various taxing entities such as the school districts and public services. “Mil” is derived from the word for a thousand; a mil represents 1/1000.Thus, a levy of 44 mils is 44/1000 or .044.

Or to simplify things a figure of 10.364 mil increase in property tax, means that for every $1000 dollars of your property' s assessed value the increase will be $10.364 . e.g. $25,000 = 25 X $10.364 = $259.10.

I don' t see how the City Commissioners can say they don' t believe that property taxes have not or will not increase. All they have to do is look at their own property tax bill ! The only way anyones property tax will not increase or even decrease , is if property owners let their property " rundown, deteriorate " thereby decreasing the propertys value, therefore decreasing the tax bill.

However if the tax revenues drop because of the drop in property values or sales tax revenues ... this will cause the City and County leaders to raise taxes and keep extending sales taxes. And therefore it becomes a vicious cycle, in which no one really wins and the only way to break this cycle is to control City, school board and County spending !

Ok, I went to the lyon county web site @ appriaisers. My real estate is valued at 170,000.00. sure thing! But my assessed value is 20, some thousand and that is what the mill-levy and our taxes are valued on. whenyou go through the county appraisers web site, keep on going to the tab that says "tax report", to see what your assessed value and your new tax is. This is why the county has been able to raise your taxes without anyone really asking why.

Methusla, There is a huge difference between appraised vale and assessed value.. Our taxes are based on assessed value.

Yes, I know Steve that property taxes are figured on assessed value and not appraised value . So using your figures, I guessed just about right on the assessed value of your property, correct.

No need to answer, I believe I figured your assessed value, just about on the money, using the 10.364 mil increase and your figure of $260.16 .

sorry meth, I kinda missread your post. Your figures were right on the money.. I hope those on here who haven't checked out the appraisers new page, do so. It is a great way to compare your home with others in your neighbor hood. I also forgot to tell you that meeting at detroit d wasn't bad news, (well kind of). No layoffs, but business slow so no raises.
I guess the no lay offs is good news.

I talked with a local real estate agent yesterday about housing values and they shook their head while telling me about foreclosures here in town. They had sold 2 recently at 1/2 the counties appraised value. That kind of stuff will drive down the overall valuation in Lyon County, which means you know what.
Higher mill levies in future years.

It's all so depressing, it makes me want to drink.

But now they are trying to tax me out of that option. ;>)
