Nothing to be afraid of

Wednesday, July 29, 2009

A proposed visitors information center that would be located by the new turnpike interchange has been getting some mixed reviews around the community.

In an unscientific online poll on the Gazette Web site, of 712 votes cast, 67 percent were against it, 28 percent were in favor of it and 4 percent were undecided.

One would think that a visitors center would not draw that type of opposition.

Last Wednesday, Jamie Sauder, who serves on the Emporia Chamber of Commerce’s Building Futures committee which is sponsoring the idea, answered questions about the visitor center in a news story.

After reading the story I wonder whether the word “center” may be creating some of the unpopular sentiment toward the project. When people hear the word “center” they likely think of a Taj Mahal type of building, with lots of maintenance creating a drain on taxpayer money.

A better label for this project might be a visitors “area” instead of “center.”

As Sauder explained, a building is not realistic at this time because of funding issues. But the visitors area would consist of a parking lot that would have signage pointing people to areas of interest around town or in the Flint Hills. The spot would be a good area for travelers to stretch their legs or walk their animals.

The site would be designed for a minimum amount of maintenance and upkeep. The group wants the project to be funded with a pool of private donations or with national or state grants.

Time will tell whether this project becomes a reality. But we appreciate the group’s effort to create a welcoming spot by the highway.

The turnpike interchange brings millions of vehicles past Emporia’s front door. Creating a place for people to stop would give us the opportunity to show our community to travelers and a chance to earn their shopping dollars. If we don’t create our own opportunities, cars will just whiz on by and stop at the next destination

A visitors area by the turnpike interchange just makes sense.

I suppose any project will have its supporters and foes, but certainly we can agree that having attractions that make Emporia a welcoming community will benefit us all.

People are not going to get off at the visitor's center, they are going to get off at Matfield Green and or the rest stop 5 miles down the turnpike from us. People that are traveling the turnpike are destination drivers, not stop and smell roses types.

Outside of that, what exactly do we have to offer? Seriously, the Flint Hills are better seen out by Matfield from the interstate, and all the true attractions of Emporia are not anywhere close to where one exits the turnpike. I know the last thing I want to do when I travel is hunt down a location is a foreign town.

Also never mind that the economy is restricting tourist activity sharply at the moment and as the question was posed in another thread, if Olathe failed to support a visitor's center, how can we. Once the "private" donations run out a dilapidated visitor's center is just what we need.

I guess a parking lot would be handy for those who get lost in the roundabout to turn around in.

The money has to come from SOMEWHERE and could be used for better effect elsewhere right now. This falls under the luxury category, in my opinion, and should wait until better times come back around.

Nothing to be afraid of??? You know there are several posters on these forums who have already given many reasons why this is not a good thing to do at this time. However, they still are hard selling this idea to us. I think it is pretty much going to come down to them telling us. Oh, we were going to do it anyway, we just were trying to get you to buy the idea before we shoved it through anyway.

Perhaps the people who voted no care more about making sure the budget is balanced, and acquiring new jobs and industry first. At least that was my stance, and I still stand by it.

Hey crack, is our budget balanced yet? NOPE. Do we have a surplus of money? NOPE. Do we really have a lot of attractions people are going to flock to Emporia for? NOPE. Do we even have enough good paying jobs here? NOPE.
Like another poster put it, "Why build a pretty front porch, when the rest of the house is falling apart?"

Roundabouts are simple, and our citizens will eventually get the hang of them, but my problem with them is that some people don't care how they work, and the others who have never maneuvered one in their life (which happens often) can't figure it out.
My two biggest complaints would be that people don't yield to the left and then others stop in the roundabout. I have to deal with these yahoos daily. Very irritating!

On top of all that has already been said, why wasn't it communicated in the first place that this was only to be a parking lot with signs. That was never indicated. Besides, it isn't the word "center" that's the problem, it's the word "visitors." As giggles just finished saying, we don't have a lot of attractions that will make people flock to Emporia.

Chris Walker posted, "After reading the story I wonder whether the word “center” may be creating some of the unpopular sentiment toward the project. When people hear the word “center” they likely think of a Taj Mahal type of building, with lots of maintenance creating a drain on taxpayer money."

No, Chris. People hear "build" and they (rightfully) think 'yet another huge waste of taxpayer dollars' like the clock tower, the courthouse, and the roundabouts (since they have already been mentioned). The tax payers of Emporia and Lyon County are already over-taxed and strapped for cash. They are tired of having their hard earned money spent foolishly.

Chris also posted, "The turnpike interchange brings millions of vehicles past Emporia’s front door. Creating a place for people to stop would give us the opportunity to show our community to travelers and a chance to earn their shopping dollars. If we don’t create our own opportunities, cars will just whiz on by and stop at the next destination"

Sorry, but I disagree. As I and many others have already pointed out - most of those 'millions' who are traveling the turnpike are destination drivers. They are not likely to pay to get off the turnpike. There is a service area at Matfield Green. There is another just north of Emporia. People can pull off there, stretch their legs, get gas, get food or drinks, etc. Did I mention they won't have to pay to get off the Turnpike?

In closing, Chris said, "A visitors area by the turnpike interchange just makes sense."

Excellent. Then I'm assuming we can count on you personally and the Gazette and Jamie, and everyone who is supportive of this venture to fund this with your own personal money and leave tax-payer dollars out of it?

Tell you what. Why not work with the Kansas Department of Tourism and have some volunteers at the two service areas survey people and ask if they would pay to get off the turnpike to see this area. Ask if they are destination drivers who would consider getting off at Emporia to shop at WalMart or see any of our "attractions". Ask if they consider Emporia a tourist destination. Ask very specific questions about what it would take to convince them to stop at Emporia.

Maybe we'd all be surprised at the answers?

We all know or should know, that when certain people in Emporia, suggest, want, need or push for something it usually comes to fruition, now matter what anyone else thinks about it, because these certain people have it in their head that if it were not for them Emporia would not exist anyway and no-one else matters much at all. Kinda like the courthouse, the library statue, the murals painted on the sides of buildings, clock tower and my favorite " Emporias Stonehenge " at the fair grounds corner and the smoking ban ! And what gets me is the fact that no-one seems to care about the crumbling of Emporias infrastructure or trying to attract more decent paying jobs to Emporia .
I know that there will be those that will say that it takes money to attract industry, etc. to Emporia. And I will agree to a certain degree, however if Emporia and the governing council of Emporia and certain of Emporias citizens persist in spending money foolishly for foolish and nonsensical things, Emporia will never have the monetary means to entice any industry, etc. to even take a look at Emporia.

the average emporian can not guess within 50 million dollars of the econimic impact that tourism has on our community. according to an article dated september 18, 2006 tourism in lyon county enjoyed a 61.19 million dollar impact. in 2003 the city invested 278,000 through the operation of the covention and vistors bureau. this adds up to a 248.88 return for every dollar invested and this saved lyon county taxpayers money.tourism just doesent happen, you get out of it what you put into it. tourism is the number one industry in emporia and thanks to the tourism staff emporia is going to the front.

Perhaps we could see a link or reference to this article.
Could these dollar amounts include travelers on the turnpike who are just tired and stopping for a nights sleep?
Construction workers staying in motels?
People in town for a specific event not related to "tourism"?
Are these dollars being spent in Emporia by true tourists, or
people coming into town for a specific purpose?

I am an average Emporian, and I don't want to guess about tourism dollars, I want to see cold hard facts. What did they come to see and how long did they stay, where did they spend their dollars? Just wondering?

Are you really serious??? Why are we all of a sudden worried about tourists and their shopping dollars when we don't have anything to offer them or even ourselves! Hello, Hastings one of the "favorite" shopping places in Emporia is closing, yeah that is going to bring in lots of revenue. Create our own opportunities?? Why? So we can run them off after a few years just like we have done to every other new business? Reality is Emporia is not and probably will not be a typical visitors type town until there are a lot of changes made on the city level. Shop Emporia?? Give me some choices and yes I would, but at the rate we are going no wonder everyone shops out of town, even the people on the city board/council. If Mr. Sauder wants to fund this project then I say be my guest and fund it and show us how minimal of an upkeep project it will be as you maintain it all year long. Then you can tell all of us I told you so!

But I hear noone saying or suggesting how to pay for changes or how to come by the money for changes and a visitors area, other than increasing taxes.
If you think the State of Kansas is going to " LEASE " the land to Emporia for nothing, I am afraid you may be in for a rude awakening ! The term " Lease " means the following,
lease1
–noun 1. a contract renting land, buildings, etc., to another; a contract or instrument conveying property to another for a specified period or for a period determinable at the will of either lessor or lessee in consideration of rent or other compensation.

And lets not forget, the Commissioners are having trouble balancing the City budget !
Everything talked about here comes down to one very large problem, " MONEY and where to get it. "

They are annoying and you have to watch for the people who don't want to yield plus your exit. Most people I know don't like roundabouts. To put a visitor's center past one is silly to me. I don't think a visitor's center will draw people off the turnpike. Maybe some coming in on 50 would stop but why wouldn't they just stop at Flying J instead?

Yea lets move the mini Stonhenge out there, so we can use the excuse that costs too much to move it back when this thing goes belly up( bonus for getting them out of the way so they can develop the fairgrounds). Just my own personal experience/preferences when traveling.

I have a destination. I possibly have several stops planned on the way. Those stops (not counting people to visit) are tourist attractions of some sort, something of a somewhat larger magnitude than a fancy visitor center. Something to take pictures of or have my picture taken beside. (Maybe we could have the worlds largest ball of aluminum foil or something now by golly I'd have that pic framed and on my wall with me beside it - lol).

All other stops on my trip are when I need 1) Gas, 2) Food/Drink, 3) Restroom, 4) Stretch my legs.
Hardly ever at a visitor center, for getting local maps/points of interest literature, etc, they almost always have those at hotels, restaurant lobbies, truck stops, etc. If the visitor center happens to fall where I need one of the 4 above, and has those, then I'll stop. If not, I'll keep going and stop at whatever rest area or truck stop is in the area if/when those needs arrive.

Just my thoughts. I realize that not everyone travels like I do, however (covered wagons are a rare sight on the prarie these days, but I gotta tell ya, they get great mileage!)........ LOL

Billboards will only work on people driving without a set schedule. If you're just out to "see where the road takes you", you might decide to drop in on Emporia after seeing a billboard.
For commuters that make the trip up and down the turnpike fairly often, it might get stuck in their head as a place to eventually stop in. So it might work in that regard as well.
