Downtown block closed

Because of construction on the Granada Lofts, the 10 block of East Eighth Avenue will be closed today from noon until 5 p.m.

The block runs from Commercial Street to Mechanic Street.

Why is this structure being built out of wood I thought the buildings downtown were suppost to be fire rated.

Who will leasing that building ? will it be loft upstairs and shops downstairs ? we already have too many empty buildings.

UsayULoveGod: Cory Haag will be owning/leasing that building.

Tell: The sheet-rock that will be placed over the wood will be considered fire-proofing the building, as sheet-rock contains chemicals that resist combustion.

Tell the wood used in that building is Fire Rated.
Go to a lumber store and almost all wood used in building homes have a different classification of fire rating and is treated with a fire retardant. Granted it will still burn but not as fast

Sheet-rock fire rated? If thats all thats required why are metal studs required on most fire rated structures?

I understand every product has a certain fire rating. We were involved in a remodel of a business downtown once and were told that the studs would have to be metal studs by code services.

create - it doesn't matter how long ago it was.... don't you know the "motto" of the inspector's office is that if you don't like the answer today, come back tomorrow & get a different answer.... it's been that way for years & years.

Jeez, why is everyone so worried about how fireproof the building is? I'm sure they are all up to code. Almost anything will burn. Do you think it should be made out of metal and stone with concrete block furniture? I think it will be nice to have some decent, hopefully affordable, apartments within walking distance of ESU. My understanding is that they hope to lease them to professors or students. I hated living in a large apartment building full of people tearing up and down the stairs, fighting and partying at all hours. A building with a few apartments would be a nice addition to downtown.

I am just glad after they moved the train car they did not leave it an empty lot.

Also they are building a nice one on Merchant street next to Short Stop where the old hotel used to be.

I think any time we are investing or building in our community is a great thing. I'm not against the building, it was just explained to me at the time that because of the high exposure of fire in a downtown building that it was important that we don't build a wood structure in that area.
If that particular building would catch fire it has a high risk of spreading quickly. I guess I do think it should be made of metal and block. Build on!

You know, we are always hearing complaints on this forum that Emporia has nothing to offer college students who graduate so they just move away and we have nothing but a brain drain. Well, here's a kid who did not move away. Instead he stayed and invested in his community, and wouldn't you know, people start complaining about his building. Aswan!

Great job Cory! I think your building will definitely be an asset to downtown Emporia. It's nice to see a young local jumping into the development mix to enhance our community (and without a TIF even!).

Definitely not trying to bash you or Tell at all. Questions are a good thing, but I did want to make it clear that we appreciate what this particular developer is doing, despite the inevitable protests by people against everything (again, not refering to either you or Tell).

hey I said once and I will say it again, I am just glad that lot is getting some use. Same with the one at the top of the hill next to short stop on merchant.

I think people that complain about people complaining are the complainiest. Chuck Norris would round house kick you all in the face if he weren't in Somalia fighting the pirates. Wood studs, metal studs it really doesn't matter because neither are Chuck proof. The only stud that is Chuck proof is the stud himself, Chuck Norris.

If you look at the new building- there is a gap between it and the building to the south, where SC Dixon is. This gap will allow for the stairways to get to the apartment entrances on the upper levels. Since the two buildings do not share a common wall, like so many downtown buildings, that may be why they are allowed to use different materials.

Wouldn't it be great to see a similar project in the Winter building? Retail on the ground floor, a rentable clubhouse/roof garden on the top, and some nice, roomy lofts in between? And that space above Burnap Bros. sure looks like it has potential.
