In Lyon County, prices run a little less per acre than Chase County. And dry crop land has seen a bigger increase than native grass.
Lyon County Appraiser Gary Post said that, in the first six months of 2007, the average sale price of dry crop land in Lyon County was $1,390 per acre. The average sale price of native pasture in Lyon County was $1,060 per acre. This is based on six sales of native pasture and four sales of dry crop.
Post also provided numbers for 2005 and 2006. Sales of dry crop land in 2005 averaged $1,037. In 2006, it averaged $911. That’s a 34 percent hike from 2005 to 2007.
But native grass jumped just 19 percent in the last year. Native grass in 2005 went for an average of $682 and $862 in 2006.
