A new Pizza Hut and Wing Street restaurant in northwest Emporia will have one less sign than requested, as the result of a hearing Tuesday evening.
The Lyon County Joint Board of Zoning Appeals voted 4-0 to grant a variance on the number of signs that could be placed at 2920 W. 18th Ave., where the restaurant will be placed. However, the board allowed two extra signs instead of the three that were requested during the meeting.
NPC International had requested a variance for four additional signs on the property, which sits at the southwest corner of 18th Avenue and the Comfort Inn’s driveway. NPC International identifies itself as the world’s largest Pizza Hut franchise.
The company on Tuesday changed design plans for the building and asked instead for three additional signs.
Those would include signs placed around the top of the roof.
Board members discussed options that might be available because of the motel’s private driveway that gives a perception of the frontage that normally is created by a city street. The new building will have frontage on 18th Avenue, but because of the openness and use of the motel driveway, that private drive could be considered as frontage. Numbers of allowable signs are based on frontage.
The board approved three wall signs and one pole sign for the building, for a total of four signs.
