A deal could be coming on the former Modine building this week.
Jeff Dozier of the Kansas City real estate company Kessinger/Hunter said a couple of industrial businesses had expressed interest in the building at 1401 Industrial Road. He did not name the businesses but said they were involved in light manufacturing and warehousing.
“I’m expecting an offer maybe this week,” Dozier said on Monday.
The site formerly housed Modine Manufacturing, which built vehicle radiators. The plant was closed in 2005 after being purchased by Proliance International. Production was moved to two existing plants in Mexico.
Last May, at the request of developers, the Emporia City Commission voted 3-2 to rezone the site for commercial use. Commissioners asked for a traffic study and said the property must be occupied within two years of the rezoning.
Dozier said he had shown the site a few times, but most of the interest was coming from industrial users.
“There’s virtually no retail,” he said.

NO RETAIL??? We need retail in Emporia and soon. Its like a tumbleweed for shopping around here.
